Design

Functionally and aesthetically, your home may be years behind in meeting your current needs. Perhaps the space does not flow well or does not accommodate how your family lives today. Since tastes in design and types of finishes evolve over time, the colors and materials may be outdated. We offer design expertise to assist you in resolving your home’s functional issues and in choosing finishes. In order to meet your needs and enhance your investment, we encourage you to discover, articulate and express your taste through thoughtful space planning and finish decisions.

Budget

Many homeowners are unclear on their exact needs and desires when they begin a remodeling project, although, understandably, they wish to have a clear idea of the costs associated with the changes. Helping you to define the scope of work, while incorporating your wish list into your budget parameters, is a primary part of our job as a design team.

Please Note

Every Build Contract, which is the final document before construction begins, includes a final fixed price. Therefore, regardless of the option you choose, all construction projects must include the development of a Final Fixed Price. Each of the following options requires a different amount of time from HRI designers and estimators to prepare. If you choose to have HRI develop a Ballpark Estimate or Conceptual Budget for planning purposes, you will be able to make informed budget decisions earlier; however, the design process will be lengthier and more costly due to additional designer and estimator input. To answer cost questions responsibly, we ask that you decide the level of detail and accuracy of the estimate you require during the design process in order to proceed with your project.

Ballpark Estimate

This option provides a preliminary budget which will fall within 20% of the actual construction costs unless the scope of work changes. It is developed from proposed floor plan drawings and an on-site visit by the HRI designer and chief estimator. This option is a common starting point when there are several outstanding decisions to make regarding design and/or finish selections. For instance, the addition of a 2nd story vs. first story alterations. As design decisions are finalized, the estimating process proceeds to development of the Final Fixed Price for the Build Contract.

Conceptual Budget

This option provides a preliminary budget which will fall within 10% of the actual construction costs unless the scope of work changes. It is developed from proposed schematic floor plans, exterior elevations, a lighting plan, an engineering consultation, and on-site visits by HRI and major subcontractors. This option is often selected when most, but not all decisions have been made. For example: granite slab countertop vs. ceramic tile. This option requires more time on the part of HRI estimators than the Ballpark Estimate. The next step in the process is preparation of a Final Fixed Price for the Build Contract. 

Final Fixed Price

The Final Fixed Price reflects actual construction costs. It is developed from complete working drawings which include floor plans, exterior elevations, a lighting plan, an engineering report, structural drawings, on-site visits by HRI and major subcontractors, and a complete set of written contract specifications.
